Getting started is easy! Simply contact us for a consultation, and we'll discuss your property and tailor our services to meet your needs.

What fees are associated with your property management services?
A fixed fee of 20% plus GST. Your income potential is unlimited! Our minimal onboarding fee is transparent and discussed during our initial consultation.

How is short stay accommodation different from traditional renting?
Short stay accommodations cater to travellers looking for temporary residence, providing flexibility and often higher rental rates compared to traditional long-term rentals.

How long does it take to have my home listed?
If your property is furnished and ready, the setup process will be quick. Typically, your listing can go live within 7-10 days after our inspection. Ensure all necessary items for guest comfort are prepared before launching your home on the short-term rental market. Billie Stays can manage the entire setup, assist partially, or simply provide advice on what works best.

What services and costs should I consider when starting?
We have done the hard work for you and have a team onboard to ensure a hassle free set up. Onboarding costs are discussed during initial consultation:
Home staging- preparing to be Airbnb ready
Professional photography
Listing and marketing your home
Cleaning and maintenance
Linen
Essential home items such as cleaning products, tea, coffee etc

What types of properties do you manage?
We manage a wide range of properties with no restrictions including entire houses, apartments and cottages. Our properties are located in popular areas frequented by travellers, such as central business districts, coastal tourist hotspots, rural areas, hinterlands, and near sporting venues or hospitals.

How do you handle maintenance and repairs?
We have a network of trusted vendors for maintenance. We address issues promptly, ensuring your property is well-maintained and your guests are satisfied.

What happens if a guest damages my property?
A necessary question to ask! The same as any other rental property accidents and damage to your home are highly unlikely but may happen. To minimise unruly behaviour, we prohibit all forms of parties in your home.

Additionally, we vet guests using a thorough process designed to limit problematic tenants. Upon each guest turn over our cleaners thoroughly check if there are damaged items, in some circumstances the guest may be billed the cleaning/damaged item fee in which we will replace. Airbnb also provides insurance up to 1 million dollars. Please ensure you have consulted your current insurer.

Can I still use and stay in my home when I want?
Yes! Your property doesn't need to be available for rent year-round, though we recommend it be rented out for peak seasons or events to maximise your rental income. If you, a family member, or a friend would like to stay at the property, please contact us immediately.

When and how do I get paid?
You will be paid on the first of each new month. Your rental earnings will be paid via bank transfer to your nominated bank account.

Does Billie Stays provide Linen?
Yes, Billie Stays partners with a commercial linen service to supply commercial grade linen.

Does Billie Stays manage other places around Tasmania?
At this point in time our focus is on our area of specialty on the Northwest Coast. Please feel free to contact us if you are outside of this area as we would love to guide & support you in anyway we can.
